Real Estate SEO in Chennai: Project Pages, Locality Content and TNRERA-Compliant Marketing

Chennai property buyers search by area, budget and builder, compare on portals and Google, and visit sites only after they trust what they read. This guide shows developers and brokers how to build search visibility that respects the Tamil Nadu RERA advertising rules, which now cover websites and social media too.

Start with the rules: what TNRERA requires in your marketing

The Tamil Nadu Real Estate Regulatory Authority issued an order dated 1 July 2025 amending Regulation 6 of the TNRERA (General) Regulations, 2018, which sets out how real estate advertising must look. Summaries published by law and industry sources describe the main points:

  • Registration details on advertising. Print ads and brochures must show the TNRERA registration number with a QR code and the Authority’s website address, in at least 12-point type. Social media posts about a project must include the registration number and a link to the Authority’s website. Online property sites must show the registration number and QR code, along with the promoter’s name, office address and contact details.
  • Scope. The rules apply across print, digital, newspapers, brochures, hoardings, websites and social media.
  • Exact project location. The location must be stated as in the approved plan, not with vague references to better-known nearby areas.
  • No travel-time claims. Ads should not mention travel time to the project, since traffic varies. Distance from a landmark by the most commonly used route is still allowed, according to one report.
  • No vague amenity claims or disclaimers. Examples given include “100+ amenities” and “terms and conditions apply”.
  • Penalties. Non-compliance may be penalised under Sections 61 and 63 of the Real Estate (Regulation and Development) Act, 2016.

We are an SEO agency, not legal advisers, and details change. Confirm the current requirements with TNRERA and your legal counsel, then build your site around them. The practical effect for SEO is positive: pages that state the exact location, the registration number and real amenities are also the pages that earn trust from buyers and from AI tools.

The project page: your most important asset

Each project deserves one canonical page that a buyer can trust completely. Do not scatter the information across five microsites.

  1. Heading and summary. Project name, exact location as per the approved plan, type of units, and status (launch, under construction, ready).
  2. Compliance block. TNRERA registration number, QR code and the Authority’s website, placed prominently, as the July 2025 order describes. Include the promoter’s name, office address and contact details.
  3. Unit types and sizes. Carpet area as defined in the agreement, with floor plans as images and, ideally, a downloadable PDF.
  4. Price information. Starting prices or ranges, with a date and what they include and exclude. Hidden pricing sends buyers to portals.
  5. Amenities, stated specifically. What actually exists, with sizes or numbers where relevant, and what is under construction. Avoid inflated counts.
  6. Construction progress. Dated photos and status updates. Fresh, genuine progress content builds trust and keeps the page current.
  7. Location. A map, nearby landmarks with distances by a stated route, rather than travel times.
  8. Approvals and documents. What you can publicly share, clearly presented.
  9. Next step. Site visit booking, WhatsApp and call, with names and hours.

Optimise it like any key page with a unique title, clear headings and strong images. Our on-page SEO checklist lists the details, and the technical SEO checklist covers speed, which matters because property pages are image-heavy.

Locality guides that portals do not publish

Locality pages are the best way to win exploring and narrowing searches, if they contain real knowledge. A thin page with a map and a list of projects is not enough. Include what a buyer would otherwise have to find out by visiting:

  • Which roads and junctions define the area and how it is laid out.
  • Schools, hospitals, markets and workplaces nearby, listed factually with named examples.
  • Public transport and road access, described without promising travel times.
  • Typical price ranges and how they have been changing, if you have sourced data. Cite the source and date.
  • The kinds of buyers and tenants the area attracts.
  • Drawbacks, honestly: noise, flooding history, congestion, construction. Buyers value candour, and it protects your credibility.

Write these from site visits and your own sales experience. Avoid mass-producing a page per locality from a template, which Google’s spam policies describe as doorway abuse and scaled content abuse. Read Chennai neighbourhood SEO for how to build area pages properly.

Property portals and your own site: use both, differently

Portals bring buyers, but they own the relationship and the data. Your own site gives you control, trust and long-term assets. Treat them as complementary.

  • Use portals for reach. Keep listings accurate and identical to your site on price, location, approvals and registration number. The TNRERA order says online property sites must show the registration number and QR code.
  • Do not copy the same text everywhere. Duplicate descriptions on many sites give search engines no reason to prefer yours. Write your project page in your own words and add what the portals do not show: progress updates, documents, fuller detail.
  • Link from portal profiles to your project page where the portal allows it, so interested buyers can reach the full information.
  • Track enquiries by source. Compare cost per qualified visit across portals, ads and organic search before deciding where to invest.

Different property types need different pages

TypeWhat buyers wantPage focus
Apartments (new projects)Approvals, possession date, floor plans, priceOne page per project, registration details, construction updates
Villas and independent housesPlot size, layout, community, resale potentialLayout maps, specifications, locality context
Plots and layoutsApproval status, title clarity, development stage, road accessDocuments shown clearly, boundary maps, approval references as per plan
Resale and rentalPhotos, condition, rent or price, nearby facilitiesFresh listings with accurate photos, locality hubs. Avoid thin duplicate listing pages
Commercial and co-workingFloor area, lease terms, connectivity, parkingSpecification tables, floor plates, corporate neighbours, lease basics

Whatever the type, state facts that can be verified and avoid superlatives that cannot.

A hypothetical example: a compliant project page in Porur

This is an invented example to show structure, not a real project.

  • Top of page: project name, the exact approved location, unit types and the TNRERA registration number with the QR code and the Authority’s website, in clear type.
  • Summary: “Two-, three- and four-bedroom apartments, under construction, expected possession as per the agreement for sale.” Dates are the ones stated in the registered documents, not marketing estimates.
  • Prices: a starting price per unit type, dated, with a note of what is and is not included.
  • Amenities: a specific list of what exists, what is under construction, with sizes where useful. No “100+ amenities”.
  • Location: a map and distances to named landmarks along the most commonly used route. No travel-time promises.
  • Progress: this month’s photographs of each tower, dated.
  • Next step: book a site visit, WhatsApp the sales team, or call, with named contacts and hours.

Nothing on that page needs a disclaimer to hide behind, which is the point.

Common real estate SEO mistakes

  • Placing the project in a better-known neighbourhood in the copy to attract searches. The rules require the exact approved location, and buyers notice.
  • Travel-time claims such as “5 minutes from the IT corridor”. Replace with distance by a stated route, or drop them.
  • One microsite per campaign. Authority and trust are split, and old sites go stale. Build on one domain.
  • Stale inventory. Pages for sold-out units or old prices frustrate buyers. Update or retire them.
  • Thin locality pages. A map and a list of projects is not a locality guide.
  • Ignoring speed. Heavy image galleries slow mobile pages. Compress and lazy-load them.
  • Fake reviews or testimonials. They breach platform rules, and India has a voluntary standard against fake reviews.

Your sales office on Google Maps

Buyers search “property near me” and “[builder] sales office”. If your sales gallery or office is staffed during stated hours, it can have a Business Profile. Follow Google’s guidelines: use the real name, a genuine address and accurate hours, and do not use a virtual office. Add photos of the office and model apartment, link to the relevant project page and keep hours current. Reviews from buyers who have dealt with you help prominence, so ask honestly and reply carefully, as in Google reviews for Chennai businesses. Never buy or fake reviews.

Content that helps buyers decide

  • Buying process guides: the steps from booking to registration, written plainly and linked to the official sources for fees and duties rather than quoting numbers that change.
  • Checklists: documents to ask for, questions to put to a builder, what to look at on a site visit.
  • NRI buyer guides: process, representation and remote visit options, again pointing to official sources.
  • Rental yield and investment explainers using sourced data and clear caveats. Avoid guarantees of returns.
  • Comparison pages: neighbourhood A versus B, apartment versus villa, ready versus under construction.

Write answer first, as in AEO for Chennai businesses, and name an author with real experience. Our wider India guide is SEO for real estate in India.

Lead capture and follow-up

Traffic is only useful if enquiries are handled well.

  • Offer three options: call, WhatsApp and a short form. Many buyers prefer a message first.
  • Ask only what you need. Tell people how their details will be used, and take advice on India’s data protection law, because property enquiries include personal contact information.
  • Respond fast. A buyer who enquires on three sites will usually speak to whoever answers first.
  • Record the source of every lead in your CRM so you can see which pages produce site visits and bookings.

Property questions in AI tools

Buyers now ask AI tools for area suggestions and builder comparisons. Accurate, consistent project facts across your site, portals and profiles, together with honest locality content and genuine reviews, help you appear correctly. See AI visibility for real estate in Chennai for the full method.

Frequently asked questions

Do TNRERA advertising rules apply to websites and social media?

According to published summaries of the 1 July 2025 order, yes. Social posts about a project must include the registration number and a link to the Authority’s website, and online listings must show the registration number and QR code.

Can I say “10 minutes from OMR” in my property marketing?

Reports on the TNRERA rules say travel-time claims are not allowed because traffic varies. Distance from a landmark by the most common route is still allowed. Confirm with TNRERA.

What is the best page for property SEO?

A single, trustworthy page per project with exact location, registration details, unit types, price information, progress and a clear next step.

Should I create a page for every Chennai locality?

Only where you have genuine knowledge or projects. Template pages are treated as doorway or scaled content abuse in Google’s policies.

Can brokers do SEO too?

Yes. Focus on locality knowledge, honest comparison content, a complete Business Profile and reviews, and follow the advertising rules that apply to you.

How long does real estate SEO take?

Technical and profile fixes can show results within weeks. Locality and project pages usually take several months to build visibility.
